Throughout the process of buying a property, James ensures his clients best interest is completely and professionally represented. He becomes an ‘extension’ of his client’s interest in the marketplace with the addition of having the expertise to make it happen for them.
James is at the forefront of the UK property market having connections with agents, developers, private trusts and estates, government sources, private vendors, professional sources such as architects, surveyors, solicitors, property specialists and designers. He works with, can source and engage, every type of professional/specialist required for a property transaction, on the buyer’s behalf, throughout the purchasing process
If required, after completion, he can oversee the works process on a property that will have additional works done. This will involve suggesting / appointing / appraising different professionals throughout the building process.
He can organise your relocation or management of your property once the purchase is complete.
James offers accessible property finding for those who are physically or mentally impaired. He has access to professional medical advice and experienced building professionals for property adaptations. He is experienced in sourcing accessible properties according to his clients’ needs – for example he has worked with Paralympics Ireland to relocate their athletes to suitable accommodation throughout the UK.
James offers a Private Sale Intermediary Service or also known as a ‘Deal Progression’ service – where two private parties have agreed to buy and sell a property without having agents involved or more importantly their high fees!
James has been working the UK Property Market for over 7 years. In that time, he has worked as both an Estate Agent and private Search Agent and has a solid understanding from both vendors and purchasers of what is required for property purchase and sale. He specialises in the West & South West London areas but has acted for clients throughout London and the UK. James has been self-employed for most of his career and has successfully built businesses over the years. His negotiation skills are exceptional and nearly match his passion for property. The fee is agreed at the initial consultation. A small engagement fee is charged initially, which is deductible from the overall total. Unlike other agents, the fee is agreed and fixed upfront allowing for the right property to be bought, not the most expensive one, and most clients find that the service fee is self funded through the negotiation process.
